Texas' housing market is going through a significant change. Listings hit 123,237 in April 2025 — 53% higher than the usual 80,128, according to Realtor.com data analyzed by Reventure App. These extra homes come from years of fast construction. In fact, Texas issued 15% of all new-home permits in the country in 2024, according to Realtor.com. However, even with new houses, the Texas Real Estate Research Center found that the statewide median home price was still $340,000 in March 2025. Prices are high enough that many buyers end up stretching their budgets to afford to buy, or making quick choices — a costly home-buying mistake.

However, Edwards County is different, with DataUSA showing that the median home price in the area is just $78,300 — less than a quarter of what people are paying across the state. This makes it one of the cheapest housing markets in the state of Texas.

RightDataUSA's 2022 report put Edwards County's cost of living index at 74, with the national average marked at 100. That's under the Texas state average of 86, meaning Edwards County residents spend less on necessities than most. Per the U.S. Census Bureau, the median household income in Edwards County was $38,500 from 2019 to 2023. That's lower than the 2022 Texas median of $72,284, but makes sense given how much cheaper the area is to live.

However, electricity costs more in Edwards County than the Texas average, with the average residential bill around $162 per month in 2025, according to FindEnergy. With that said, Texas residents benefit from living in a state without income tax, which can help offset higher utility bills. Texas is also one of the states that exempts Social Security income, allowing more money to enter the pockets of retirees on fixed incomes.
